Group getaways are as much a chance to chill as they are to catch up. Maybe that’s why hot tubs are one of our most popular features in group accommodation. There’s something about being in toasty-warm water when it’s properly chilly out that’s good for the soul. Could be the steam curling off the surface as you feel your muscles relax for the first time in months. Could be that you’re having proper chats at last because hot tubs and phones don’t mix. Could be because someone just topped up your glass…again.

Our hot tub holiday houses range from barn conversions with outdoor tubs overlooking the Welsh valleys to Scottish estates with cedar hot tubs on private decks to modern builds where hot tubs sit in orangeries. Most are wood-fired rather than electric. They only need an hour to heat up and stay hot all weekend. So the hot tub stays ready at a moment’s notice for your whole stay.

These houses sleep 12 to 30 or more guests, with hot tubs that fit 6 to 10 people comfortably. That means there’s no taking turns, there’s always room for one more and there’s always at least one person who insists on staying in until they’re wrinkly as a prune.

Hot tub houses worth dipping into

The scores are in: you lot love a hot tub. And we get it. Enjoying the outdoors without freezing your extremities. Cosying up with your best ones to put the world to rights with not a screen in sight. And enjoying all the stress-relieving, muscle relaxing, circulation improving benefits of floating in warm water for a bit. But here’s the thing: location matters. You want countryside views. You want private gardens where you’re not overlooked by nosy neighbours. You want chic outdoor spaces with lighting, so 11pm sessions feel atmospheric rather than just dark.

Size also matters. A 6-to-10-person hot tub means half the group are soaking while the other half cosy up round the fire pit. These are bigger than inflatable pools, but smaller than commercial spas. Think of it as another social space to spend time together. For this group, the hot tub was a gathering point, not just an amenity: “With the addition of a hot tub and pergola the weekend was perfect.”

Maintenance determines experience. Clean hot tubs with proper chemical balance, consistent temperatures, clear water, and strong jets become the focal point of the celebration. Our hot tub property owners take maintenance seriously because it’s what attracts return bookings. One group of returning guests noted they’ve “stayed three times at this beautiful house… great hot tub and beautiful grounds.”

We’ve facilitated hot tub house rental bookings for 16 years and October to March is by far the most popular time for hot tub bookings. Something about that Scandi combination of hot water and cold air, a sky of stars up above, a glass of something warming in your hands. Are hot tubs included in the rental price?

Usually yes, the hot tub’s part of the house, not an extra. Some properties may charge a £50 to £100 heating supplement for winter months, when they are most expensive to run. This covers enough electricity or gas to maintain 38 to 40°C water temperatures when the outside air hits 2°C or lower. That’s genuinely expensive to do.

Check individual listings before you book, but hot tub surcharges are rare and properties charging them will usually explain costs transparently.

Wood-fired vs electric — what’s the difference?

Wood-fired hot tubs take one to two hours to heat but stay hot all weekend with occasional log additions. It’s more atmospheric, but also a little more effort. Someone has to remember to line up the logs to keep things toasty.

Electric hot tubs heat faster but cost more to run. You lose a bit of the romance of a wood-fired hot tub but it’s absolutely zero work.

Both work fine. Groups that enjoy the ritual and getting back to nature a bit prefer wood-fired. Usually someone in the group will take pleasure in becoming caretaker for the weekend: chopping the wood, building the fire, checking the temperature. Those wanting convenience and a set-and-forget option choose electric. You simply press a button, return in 30 minutes in your swimming costume, and job done.

What should we bring for hot tub use?

You’ll need swimwear (unless you’re that kind of group), towels (most properties don’t provide “hot tub towels” separate from bathroom towels), non-slip flip-flops for walking to and from the tub, and maybe robes for winter use. That dash from house to hot tub can get a bit chilly otherwise. Properties will be responsible for providing chemicals and cleaning equipment. Bringing your own towels for the hot tub will help you avoid a shortage of bathroom towels. You’d be surprised how quickly wet towels accumulate when you’re all jumping in and out of the tub all day and it’s too cold out to dry anything quickly.

Coming prepared with the right kit means you’re more likely to get the most out of the hot tub and make some truly amazing memories.

Can we use hot tubs in winter?

Absolutely. Winter is when hot tubs come into their own. Cold air and warm water, a starry sky, snow settling around you while your body stays warm. The contrast is what hot tubs were made for. Our booking patterns over the years show that October to March bookings request hot tubs more than summer bookings. Summer hot tubs are pleasant. They let you draw out the chillier British evenings and make the most of the outside space once the sun goes down. Winter hot tubs are pure magic whatever time, day or night.

Do hot tub properties cost more?

Generally, you can expect to pay a 10 to 20% premium compared to equivalent houses without the amenity. The reason for this is that hot tubs cost £8,000 to £15,000 to install, plus the cost of ongoing maintenance which is around £500 to £1,000 annually. Heating a hot tub costs at least £50 to £150 per week in winter. For groups seeking a hot tub, the premium is well worth it. For groups that aren’t bothered either way, you’ll find better value in non-hot tub properties. The question to ask is are you going to use it once as a novelty and then leave it bubbling away all weekend? Or will it become the focal point of your trip? The go-to spot for pre-dinner drinks, post-dinner unwind sessions, and conversations that stretch late into the night and maybe even the following morning. The extra cost, which amounts to very little split between you, pays for itself in memories made.
